5D BIM
5D BIM connects model quantities to cost so estimates can update as design — or as-built understanding — changes. It only works when modelling rules match the method of measurement.
Measurement rules before software
Agree the standard (NRM, CSI, local MoM). Then model to that standard. 5D failures are usually specification failures.
Existing conditions
Scan-to-BIM can feed demolition quantities and retrofit scope — invaluable when drawings lie.
Method of measurement first
NRM, CSI, or local MoM must drive modelling rules. Otherwise estimators rebuild takeoffs and the 5D label becomes marketing. Publish the measurement assumptions in the BEP.
Existing-condition quantities
Demolition and refurbishment budgets improve when as-built quantities come from verified models. That ROI story is clearer than speculative design 5D on immature geometry.

Can I trust quantities straight from Revit?
Only if elements were modelled for measurement (assemblies, finishes, voids). Visual LOD ≠ measurable LOD.
